BEFORE YOU BUILD · 5 min read
Small shed. Site-specific questions.
A useful starting point for Bay Area shed permits, without a blanket 120-square-foot promise.
Building and zoning are different checks
A building-permit exemption does not automatically waive zoning, setbacks, height, lot coverage, easements, fire-zone rules or utility requirements. Start with the property’s actual jurisdiction; a mailing city can differ from the authority reviewing the parcel.
Why the exact size boundary matters
Oakland’s accessory guidance describes a smaller-than-120-square-foot case; its work-exempt page includes certain storage structures no larger than 120 square feet. Because the wording differs in scope at 120, the website sends an exact 10 × 12 layout to review. The city must resolve which rules apply to the property.
Bring the right information
Prepare a measured site plan, proposed use, overall height including the roof and foundation, distances to boundaries and buildings, existing structures, foundation concept, access route, and any proposed electrical, mechanical or plumbing work. Confirm HOA restrictions independently where relevant.
Know who does what
The final written scope must identify who supplies plans, applies for permits, pays fees and arranges inspections. Construction is scheduled only after required approvals and site prerequisites are recorded. Saving a design, a staff review or a payment is not municipal approval.
