Two build packages, with a clear starting rate
A shed build starts at $125 per square foot and provides a premium exterior with an unfinished interior for storage or future personal-space plans. A full build starts at $350 per square foot and includes a finished interior. These rates include the standard foundation. Choose your style, footprint, finishes and openings, then share how you want to use the space.
What the full build includes
Includes electrical with four recessed lights, insulation, smooth-finish drywall, primer and paint, trim, baseboards and flooring. Final material selections and the electrical connection to your property are confirmed in your written scope. Plan your office, studio or personal space around the intended use and local requirements reviewed for your property. Plumbing, heating and cooling are not part of the listed starting package.
How the optional front porch changes the price
With a Backlot front porch, a shed build starts at $200 per square foot and a full build starts at $425 per square foot. The porch-package rate applies to the enclosed exterior footprint plus the porch area. The porch remains a separate outdoor footprint; it does not increase enclosed interior floor space.
The 12 × 10 Backlot example
The reference has 120 square feet enclosed. Its optional 5 × 3 porch adds 15 square feet, making 135 square feet for porch-package pricing. Shed build: from $15,000 without a porch, or $27,000 with the porch. Full build: from $42,000 without a porch, or $57,375 with the porch. All examples include the standard foundation. These starting amounts do not replace the written quote for your final scope.
Choosing the foundation
Base package prices include the standard foundation. The concrete foundation upgrade adds a flat $5,000 to the starting price, regardless of shed or porch area. The upgrade provides concrete footings or a perimeter foundation supporting a framed floor. For example, a 12 × 10 shed build with the concrete upgrade starts at $20,000 without a porch. Foundation details and site preparation are confirmed for your property.
The site matters
A known product price does not make unknown excavation, slope correction or demolition free. The review records access, foundation and preparation needs, travel, applicable taxes and fees, and responsibility for permit work. Unresolved required work is flagged before a final quote is accepted.
A clear scope before a final price
You can save your choices and request a project review without an account or payment. We review your design, location, access and site preparation before providing a written scope and quote. Final pricing is confirmed through that review.
From quote to payment
A quote has a version and expiration date. A changed scope receives a written revision for your acceptance. Where California home-improvement rules apply, the initial payment defaults to the lower of $1,000 or 10% of the contract amount. The agreement identifies remaining payment milestones and prerequisites before work is scheduled.
